Chennai, July 23: Mahindra Lifespace Developers Ltd. (MLDL) and Japan-based Sumitomo Corporation have strengthened their long-standing partnership by signing a second supplemental agreement to expand the Origins by Mahindra industrial cluster in Chennai through the development of Phase 2B.

The agreement, executed through Mahindra Industrial Park Chennai Limited (MIPCL), establishes the framework for the acquisition, transfer and development of nearly 95 acres of land. With the addition of the new phase, the combined footprint of the industrial park will increase to around 540 acres, further expanding its capacity to accommodate manufacturing and logistics businesses.

The collaboration between Mahindra and Sumitomo began in 2015 with the launch of Phase 1 of the industrial park. It was subsequently extended through the development of Phase 2A in 2024, with the latest agreement marking the next stage of the project’s expansion.

According to the companies, the additional land is intended to support rising demand from both domestic and international manufacturers, particularly Japanese businesses looking to establish or expand operations in India. The expansion is expected to strengthen the industrial ecosystem at Origins by Mahindra while reinforcing Chennai’s position as a key destination for industrial and logistics investments.

Mahindra Lifespace Managing Director and Chief Executive Officer Amit Kumar Sinha said the latest agreement represents another milestone in the companies’ shared effort to develop industrial infrastructure that supports India’s manufacturing sector and enhances Tamil Nadu’s appeal as an investment destination.

Vikram Goel, Chief Business Officer – Industrial at Mahindra Lifespace Developers, said the new phase is aimed at strengthening Origins by Mahindra as a preferred location for companies seeking integrated industrial infrastructure designed for long-term business growth.

The companies said the project will continue to leverage their joint expertise in developing integrated industrial parks with planned infrastructure and business-ready facilities for manufacturers operating in India.
