According to CRISIL, the flexible workspace industry in India is predicted to increase by 16–18% over the next two fiscal years.

Building on a robust 23% CAGR over the previous three years, the market is expected to reach 140–145 million square feet. Global Capability Centers (GCCs), startups, IT/ITeS enterprises, BFSI players, and consulting firms looking for scalable and affordable office solutions are driving growth.

A structural trend toward hybrid work patterns and agile workplace tactics is reflected in the growing share of flexible workspaces in overall office leasing. Because these solutions provide reduced upfront costs, shorter lease cycles, and operational flexibility, businesses are choosing them.

With an additional 15–20 million square feet of capacity anticipated and expenditures of ₹4,000–4,500 crore projected, the industry is also growing into Tier II cities. The forecast is also supported by stable occupancy levels, increasing institutional interest, and improving profitability.

According to CRISIL, as businesses continue to adjust to changing work habits, flexible workspaces will be crucial in forming India’s commercial real estate market.
